It's the first question almost everyone asks us, and it deserves real numbers rather than vague ranges. Saba's market is small enough that we can simply show you: as of mid-2026, homes listed for sale run from $425,000 to $980,000, and building land starts under $100,000. Here's how those numbers break down — and what actually moves them.
First, understand the market you're looking at
Saba has a few hundred homes in total, and at any given moment roughly a dozen properties are on the market. There's no price index here — the active listings are the market. That cuts both ways: prices move listing by listing rather than by neighborhood averages, and a single new property can change what's available at your budget. It's why we tell buyers to think in bands, not decimals.
Entry level: restored cottages from the mid-$400Ks
The classic Saban cottage — white clapboard, green shutters, red roof — enters the market in the low-to-mid $400,000s when it's been well restored. Right now that's CatsEye Cottage in Windwardside: two bedrooms, two baths, fully furnished and move-in ready at $425,000. Homes at this level tend to sell on charm and turnkey condition rather than size.
The middle of the market: $500K–$650K
This band buys either more house or more possibility. Current examples: House on the Path at $525,000, a character cottage in the heart of Windwardside; the Troy Hill Residence at $550,000 over in The Bottom; and Anslyn Estate at $600,000 — notable because it's a multi-unit compound, so the price includes genuine rental potential, a theme we explore in our investment guide. Also in this band, at $615,000, is Seagrape Cottage at Cove Bay — remarkably, the island's only true oceanfront home, which makes it unusually distinctive for the money.
The premium band: $750K to about $1M
Above $750,000 you're buying something genuinely scarce: landmark architecture or serious luxury. Today that means The Mill at Zion's Hill ($775,000), the solar-powered Iguana Rock House ($890,000), and View Villa ($980,000), the grand dame pictured above. Nothing currently listed crosses $1M, which itself says something about Saba versus better-known Caribbean markets.
Building land: $99K–$267K
If you'd rather build, parcels currently range from $99,000 (First Light, Zion's Hill) through $106,000 (Wells Bay Road, The Bottom), $150,000 and $209,000 (also Zion's Hill), up to $267,000 for Johnny's Ground in Windwardside. What actually drives price here
Four things, roughly in order: the view (a protected sea panorama commands a real premium), oceanfront scarcity (the coastline is mostly cliffs, so a home near the water is rare by geology), turnkey condition (renovation on a small island takes patience, so finished-and-furnished sells at a premium), and income potential (guest apartments and multi-unit layouts widen the buyer pool). Village matters too, but less than newcomers expect — nowhere on Saba is more than minutes from anywhere else.
